What is your fee structure?
My fee structure is 3%, which is competitive within the market and does not vary based on price. As I mentioned during our initial meeting, the commission is typically covered by the seller in most cases, which has been consistent in every transaction I’ve closed since 1992. Regarding the NAR settlement, I prioritize transparency and would be happy to discuss any specific concerns further.

What services do you offer as a real estate agent?
I am a full-service real estate agent with over 30 years of experience and currently co-owner of LoChirco Realty LLC. My services include:
- Organizing customized home searches
- Assisting with lenders
- Scheduling home tours
- Negotiating and fact-finding
- Drafting and submitting offers
- Coordinating inspections and appraisals
- Managing title work and communication with all parties involved

What are your hours and availability?
I am available 7 days a week, from 9:00 AM to 10:00 PM. Responsiveness is a priority for me.
How many clients do you typically work with at a time?
I usually represent 5-8 clients at a time, which ensures each client receives the attention they deserve.
What is your experience in real estate?
I have 32 years of experience in real estate, spanning both new construction and traditional transactions. My ability to navigate various market conditions speaks to my expertise.
Can you provide a current market overview?
The market is dynamic, and I’d be happy to provide a detailed analysis of inventory, competition, and opportunities in your target price ranges ($750K–$1M, $1M–$1.25M, and $1.25M–$1.5M).
What is your recommended offer strategy?
My offer strategy is tailored to each situation and focuses on competitive offers. I work to gather key insights from the seller’s agent to understand the seller’s motivation, which often gives us an edge.
What are your offer acceptance rates?
In 2024, 90% of my initial buyer offers were accepted, and 100% of offers led to successful closings.
How do you handle negotiations?
Sellers are often more flexible on price and occupancy but less so on repairs. I work closely with my builder and remodeler network to provide accurate repair estimates so clients can make informed decisions.
Can you get previews of listings before they hit the market?
Yes, through my network of builders and agents, I often receive previews of homes before they are officially listed, giving my clients a competitive advantage.
Can you share an example of a deal that didn’t close?
The only deal I’ve had fall through involved a poor inspection report. While inspections are beyond my control, I provide tools and resources to help clients evaluate potential costs and make informed decisions.
Do you have a recommended mortgage lender?
Yes, I work with Brent Green at Lake Michigan Credit Union, Sal Cusumano at Element Funding and Ann Mickens at First State Bank have consistently provided smooth closings and excellent communication. I also encourage clients to compare rates to ensure the best fit.
Do you have a contractor network?
Yes, I have an extensive network of contractors, including those who assist with inspections during the offer process.
What are your tips for buyers and sellers?
1. Stay clear on your must-haves and budget (your detailed input is fantastic!).
