The Home Buying Process
YOUR ROADMAP TO A SUCCESSFUL HOME PURCHASE
Simple Steps for Buying Your Home
Check Your Credit Score
Your credit score determines which lenders will work with you and how big of a loan or mortgage you can get.
This score is a numerical measure of your creditworthiness, based on factors like payment history, total debt, types of credit used, and length of credit history. High scores generally lead to lower mortgage rates, as lenders perceive you as a lower-risk borrower.
Get Pre-Approved for a Loan
Knowing exactly how much you’d be able to borrow sets your budget and shows sellers you’re seriousness as a buyer. If you’re mortgaging your home, getting mortgage preapproval is important.
When the home of your dreams becomes available for purchase, you will need preapproval to submit an offer.

House Hunting
To narrow your search, it helps to figure out the type of home you want. Consider these factors:
- Distance from work (city / ZIP zode)
- School district (affects resale)
- Age of the house (how old of a home are you comfortable buying)
- Price boundary (lowest – highest)
- # Bedrooms, # bathrooms, SQ FT (boundaries)
Make Your Offer
Once you find a fitting house, we use all the tools in the toolbox to develop an offer that gets accepted and WINS.
- FIRST, develop a report that compares recently sold homes nearby to determine a fair price offer.
- To discuss … inspection contingency, appraisal contingency, and occupancy.
Schedule a Home Inspection
Typically you’ll get an inspection within 7-10 days from acceptance of your offer. Buyers, their agent, and the inspector are the only people present at this inspection. This is the time for buyers to get to know the home they are considering.
The inspection results will help you decide whether to ask for repairs, request compensation, accept the findings, or cancel the contract.
Close the Sale & Move In!
You have the right to a final walk-through before signing the paperwork, which we will schedule similar to a normal showing.
